What does a property manager do?

A property manager is designed to look after your property and take away the hassle and stress of ongoing management. Their duties include: receiving rental income, conducting regular inspections, resolving any issues that may arise and ensuring that your property will run as smooth as possible.

How do I know my property is going to be looked after properly?

Our staff are highly experienced with over 40 years combined experience within the team. This will give you great confidence that your asset will be managed appropriately. DRPM also goes through a thorough application checklist to ensure that a suitable tenant is in place. DRPM has a strict policy on rent arrears and we always ensure that tenants are paying on time.

How much does it cost?

Property management is charged on a percentage basis of the rent received. There are no upfront costs to start the service. The management fee is deducted from the rent received each fortnight and the rent is passed onto you via a direct bank transfer.

How often is my property inspected?

As part of the service DRPM will undertake 3 annual routine inspections which will include photos, a detailed analysis of the property’s current status and recommendations to enhance your asset. You may also request to inspect the property if you wish. An appropriate time can be organised with your property manager and the property’s tenants.

What happens if something goes wrong with my property?

Having an experienced property manager is essential to overcoming any issues that may arise. Your property manager is fully qualified and trained to give guidance and support on how to deal with the matter at hand. They can also act on your behalf if you need to make an insurance claim. It is highly important that you have in place a comprehensive landlord insurance policy. We recommend using Terri Scheer.

Am I locked into a contract?

Property management is a service that is paid on a month-to-month basis, which means that you can cancel your service at anytime. At DRPM we require 30 days written notice in order to compile all of the data and gather this information before passing the file onto the new management company.
